A real example

Marina Square, Al Reem Island: a 2-bed of 126 sqm, community view

  • Marina Square, Al Reem Island · 2-bed apartment, 126 sqm (1,356 sqft) · value today AED 1.36M–1.7M.
  • Based on 30 resales of 2-bed apartments, May–Oct 2026, most between AED 1.63M and 1.84M; one transfer at the original contract price left out.
  • That range is the sales moved to today's prices (about AED 12,500 per sqm).
  • Community view: the standard here, so no adjustment.
  • The asking of AED 1.75M is above the range, 15% over its middle.
  • Price history (the typical 2-bed of the project, all sizes): AED 1.59M in early 2019, today the range above.

Run on the registry copy of the day of the screenshots; the app shows the same text, the price-history chart and the PDF.

Questions

Where do the numbers come from?

From DARI, Abu Dhabi's official property registry: the registered resales of the same project and layout, each with its date. Transfers at the original contract price are left out.

Why a range and not one number?

Real units of the same layout sell at different prices. The range shows where most of them sold, moved to today's prices; one number would hide that.

Is this a RICS valuation?

No. A RICS valuation is the formal report a bank orders from a licensed valuer. This is a range from registered sales, for pricing and negotiating.

What about off-plan units?

Add the handover date and the original price. The scenarios at and after handover are labelled as scenarios, never a promise.
