Terms of service

1. Who we are

The Oriq ("the service") is operated by Behind The Listings ("we", "us"), the publisher of the book Behind The Listings. Contact: petarb97@gmail.com.

2. What the service is, and is not

The service answers questions about buying, selling and renting property in Abu Dhabi and Dubai. Figures come from registered transaction data, official dashboards, developer documents and dated market lists; explanations come from the book, the brokers' notes and a language model.

• It is information and education, not legal, tax, financial, investment or mortgage advice, and not a valuation. Decisions about a purchase, a contract or a loan are yours, with your lawyer, bank or adviser.
• Figures are as of the date shown with them. Registered data arrives with delays and can be corrected later; asking prices, developer offers and availability change daily. Projections are labelled as projections and are not forecasts or promises.
• Answers can be wrong or incomplete. A "broker-checked answer" is the opinion of a working broker at that time, not a guarantee.
• We do not recommend or rate specific agents, agencies or units, and we do not act as your agent or broker through the service.

3. Accounts

You need an account to use the service. Keep your sign-in details to yourself; you are responsible for what happens under your account. One person per account; team accounts are for the seats bought. You must be 18 or older.

4. Plans, questions and payment

• Free: 10 questions in total, no card. Assistant: AED 149 a month and Pro: AED 349 a month, each with a monthly usage allowance shown as a bar in the app; documents, listing checks and unit decks use the same allowance. Founding: AED 79 a month for twelve months from the day a founding code is redeemed, then the Assistant price. A top-up (AED 39) adds a quarter of your plan's allowance for the current month and later ones until used.
• One message from you is one question. Unused monthly questions do not carry over. Top-up questions are used after the monthly ones.
• Payments are processed by Dodo Payments as merchant of record; their terms apply to the payment itself. Prices are in AED; taxes are added where the law requires.
• Subscriptions renew monthly until cancelled. You can cancel from Account at any time; the plan runs to the end of the paid period. Refunds follow our refund policy.
• We may change prices with 30 days' notice by e-mail; the change applies from your next renewal. A founding price holds for its twelve months.

5. Acceptable use

• Use the service for your own property questions or, as an agent, for your clients' questions.
• Do not try to extract the book, the knowledge files or the underlying datasets in bulk; do not scrape, resell or redistribute answers as a data product; do not use automated tools against the service.
• Do not paste other people's personal data beyond what a listing or a contract question needs, and do not ask the service to identify the brokers behind it.
• Documents generated for clients may carry your brand; what you tell a client remains your responsibility.

6. Content and rights

The book, the knowledge files, the data layer and the service are ours or licensed to us. Answers and documents produced for you may be used for your own work. Registered data and official figures remain the property of their publishers and are quoted under their public terms.

7. Availability and changes

We aim to keep the service available but do not promise uninterrupted operation. Data sources, features and limits can change; we announce material changes in the app or by e-mail.

8. Liability

To the extent the law allows, we are not liable for losses that follow from relying on an answer, a figure, a projection or a document from the service, nor for indirect or consequential loss. Our total liability for any claim is limited to the amount you paid us in the three months before the claim. Nothing here limits liability that cannot be limited by law.

9. Ending the service

You can close your account at any time from Account or by e-mail. We may suspend or close an account that breaks these terms, with a refund of any unused prepaid period where the law requires it.

10. Law and disputes

These terms are governed by the laws of the Emirate of Abu Dhabi, United Arab Emirates. We try to settle any dispute by talking first; write to petarb97@gmail.com.
