Aldar opens sales at Yas Riva Reserve, a 292-villa waterfront community on Yas Island
Aldar has launched Yas Riva Reserve, a gated villa community on the northeast waterfront of Yas Island. It has 292 villas in four, five and six-bedroom layouts, and 45 of them stand directly on the waterway with an option to add a private pontoon for boat mooring. Sales open on September 26, with prices starting from Dh7.9 million. The community sits opposite Yas Riva, launched in 2024, and a new bridge will link it to the rest of the island and add an entry point.

UAE Central Bank raises its base rate to 3.9%
The UAE Central Bank raised its base rate by 25 basis points to 3.9%, up from 3.65%, effective Thursday, September 17. The move followed a 25-basis-point rise by the US Federal Reserve to a target range of 3.75% to 4.00%. Holders of fixed-rate mortgages generally keep their agreed rate during the fixed period, while variable-rate loans can change when the bank next reviews the rate. Banks set the price of each new product themselves, so new mortgage offers will not all rise by the same amount.

Premium: the resale against the developer's registered price of that layout (– where the developer's price is not registered).
For a buyer. Resales ran below an average week in Saadiyat Island, Al Reem Island, Yas Island, Al Raha and Abu Dhabi city. The medians that moved most were the 2 beds apartment in Yas Island (+16%) and the 5 beds villa in Saadiyat Island (−6%), so before you offer, compare the unit with the registered range for its layout, not with the asking prices.
For an agent. Resales ran below an average week in Saadiyat Island, Al Reem Island, Yas Island, Al Raha and Abu Dhabi city. Price a listing from the registered range for its layout and state the date of the data, because a week's median moves with the mix of units sold.
Ask Oriq about any of these: a project, a price, a rent, a contract. Start here.
